Flexible Partnerships for New Development

Our Development Partners Preferred Equity Program is a new venture for Phillips Edison. Since 1990 we have developed projects for Walgreens, Wal-Mart, Home Depot, Builders Square, Winn-Dixie, Safeway, Target, Burlington Coat Factory, Publix, Kroger and a multitude of smaller retailers. As we continue to expand our development capabilities internally, our equity source and strong balance sheet give us the ability to expand our development capabilities externally as well.

We have a flexible program to provide the necessary equity and debt for developers who have growth opportunities, but may not have the financial backing to grow at a pace they would like to. If the project is a retail or mixed-use development, Phillips Edison can structure a partnership using preferred equity, a loan to the partnership or a participating mortgage. We can provide as little or as much support as is necessary.

We are vertically integrated with leasing, management, development services, construction management and financing all in house. The strength of our existing portfolio can lend some weight to your negotiations.
