VALUE-ADD NEIGHBORHOOD CENTERS Our primary acquisition target continues to be value-add, grocery-anchored neighborhood and community shopping centers for our core portfolio. With our Opportunity Fund IV and a $500 million mortgage facility in place, we have ample funding specifically dedicated to this type of acquisition. Our experienced team can overcome complex issues such as environmental concerns, high vacancy, deferred maintenance, and other problems.

NEW STRATEGIC INVESTMENT FUND Our Strategic Investment Fund (SIF) has a broader objective to include larger non-grocery retail and mixed-use centers, as well as properties with additional development opportunities that are now on hold. This $70 million fund is dedicated to strategic acquisitions outside the scope of our Core Properties program. SIF is pursuing joint venture opportunities with lenders and owners who have recapitalization needs.
